Glendale This Summer: The Center Of Gravity Just Moved Off The Ground Floor

For a decade, "going out in Glendale" meant one sentence with two possible endings. You were either at the Americana or you were walking to the Americana. The mall was the gravitational center of Brand Boulevard, and every new opening either happened inside it or clearly oriented itself toward it.

That is quietly no longer true.

The most interesting things that have opened in Glendale over the last twelve months are above the Americana, across the street from it, and several blocks north of it. If you live here, the walkable radius of a good evening just got bigger, and it moved in a direction most residents have not fully clocked yet.

The Rooftop Is A Venue Now

The clearest signal is on top of the parking structure. The city's first rooftop soccer space opened in October 2025. Created by experiential agency elemento L2, it features a venue of 25,000 square feet on top of the Americana parking structure. There are two full size soccer fields, training areas, fut tennis, a panna cage, interactive play stations and gathering space, for parties and events.

Read that again with a resident's eye. A parking structure most people used as a transactional space, in and out, is now programmed for a completely different purpose. Kids' leagues, adult pickup games, corporate outings, birthday parties, all above what was previously just concrete and stripes. For a family two blocks off Brand, that is a Saturday plan that did not exist last year.

The economic subtext matters too. When a developer of Rick Caruso's scale converts vertical square footage from parking to programmed recreation, the message is that the ground-floor retail no longer needs the parking as badly as it once did. The Americana is behaving less like a mall and more like a compact district. Residents feel this shift as convenience. The market reads it as land value moving upward, literally.

The Office Tower Across The Street Is Becoming Apartments

Look one block east and the story continues. The building at 101 N. Brand Boulevard, which Shomof acquired in mid-January, is a 19-story building completed in the early 1990s. Shomof, who reportedly paid $58.8-million for the more than 400,000-square-foot building, is seeking to convert the interior of the contemporary high-rise into 312 residential units.

Adaptive reuse efforts in Glendale are less common than in areas like downtown L.A., though some projects have risen in recent years, such as the conversion of 520 North Central Avenue and the Harrower Village property on Broadway into housing. What makes 101 N. Brand different is the address. It sits directly across from the Americana. If it gets built out as planned, the daily foot traffic within a two-block radius of the fountain gains three hundred-plus households whose front door faces the shopping district.

For a Glendale homeowner already living here, that is worth marking on the calendar. Foot traffic changes storefronts. Storefronts change what your street feels like at 7 p.m.

The Americana used to import its customers by car. Increasingly, it is going to have them as neighbors.

North On Brand, The New Restaurant Cluster

The other place to look is up Brand, past the immediate Americana blocks. This is the shift most residents miss because it happened in pieces.

Erewhon opened a Glendale location, and the sarcasm from the LA food press was itself the tell. Glendale residents no longer have to make the long and arduous journey to Silver Lake for collagen smoothies and bone broth. Erewhon's latest location has a distinct beige facade that looks like a sand castle, but beyond that, it's just another Erewhon. Expect lines at the hot bar and an exclusive smoothie called Glendale's Bird Milk with banana and chocolate ganache. Erewhon does not open in markets where it thinks the demographic is not ready. That it opened here, and gave the location its own signature product, is a leading indicator about the residential base along the corridor.

The restaurant openings around it fill in the picture. Working from Yelp's rolling roundup of new places near Brand Boulevard, the cluster includes Seoul Tonkatsu, Kingyubu, Monte Bakehouse, Dobo, Cali Rays Sourdough Deli, Dalah, Yes Papa Asian Cuisine, Carnivorous, Vignette, and Hot Wings Paradise. A separate list of the newest arrivals citywide includes Kinza Sushi, Yes Chef Tacos La Barra & Cafe, Michelina, Iki Toro, Hermon's, Kar Son, Uncle Phil's, Ry's Poke Shack, Flamin Flavor Shawarma & Grill, and Loose Cannon Cafe.

A few worth singling out for residents:

  • Michelina at the Americana. A neighborhood-scale sandwich, pastry, and coffee spot from a Honeybird operator, situated directly inside the mall.
  • Iki Toro. A modern Japanese restaurant in Glendale, focused on fresh fish and clean, balanced flavors.
  • Kinza Sushi. A newer sushi lounge on the corridor, notable for actually taking reservations rather than running as a pure omakase counter.
  • Bacari GDL. The 3rd restaurant of Kronfli Brothers, a family-owned, growing group of restaurants in the Los Angeles area.   • Cécile Trattoria. An Italian fine-casual restaurant in Glendale with a French-Parisian interior — warm, romantic and one of the most photogenic dining rooms in LA.
  • Le Brand. Located in the heart of Glendale, Le Brand offers elevated cuisine, stunning ambiance, and late-night hours. Visit us at 933 N Brand Blvd. The 933 address matters. That is past the mall by several blocks, well into what used to be considered the "just offices" stretch.

Two years ago, a resident on the north end of Brand who wanted a real dinner walked south. That is no longer the only direction that works.

Inside The Americana, The Summer Programming Is Denser Than Usual

For residents deciding what to actually do this month, the on-site calendar is worth reading with intent rather than skimming. Running now through late August, the Americana is hosting Kids Club in Collaboration with Apple TV, July 28-August 25, 2026, from 10am-12pm; Summer Pies Series at Salt & Straw, August 1-31, 2026; Live Entertainment All Summer Long, May 23-September 6, 2026; Golden Hour at Ombra Wine Bar, May 1-December 31, 2026; and Summer Happy Hour at Bourbon Steak Los Angeles.

The Ombra Golden Hour is the one to know about if you are a resident with a two-hour window and no plan. It runs every day, all year, and it is walk-in.

For context on the container itself, the Americana is a mixed-use lifestyle center located in Glendale. The 15.5-acre site is bounded by Brand Boulevard on the east, Colorado Street to the south, Central Avenue on the west, and the Glendale Galleria to the north. Fifteen and a half acres is a lot of programmable ground. Add Skyline Pitch on top and the site is effectively bigger than the site plan.

At The Alex, The Fall Calendar Is Already Filling In

Two blocks from the fountain, the historic Alex Theatre is the other anchor most residents underuse. Each year, more than 130,000 people make Glendale's historic Alex Theatre their destination for dance, musical theatre, classic and contemporary concerts and classic film screenings. A Glendale landmark since 1925, the Alex Theatre was originally a neighborhood vaudeville house and movie palace, serving as a preview house for Hollywood's elite. Restored to its former glory in 1992, it is centrally located in the heart of the Glendale business and entertainment district. It is now owned by the city of Glendale and operated by the non-profit Glendale Arts.

What This Actually Means If You Live Here

Take the four pieces together. A rooftop recreation venue on top of the mall's parking structure. Three hundred-plus new residential units proposed directly across Brand. A ring of new restaurants pushing the good-dinner map several blocks north. A historic theater with a filling calendar two blocks off the fountain. None of these is huge on its own. Together, they reshape the walkable center of Glendale from a single point into a corridor.

The practical read for an owner: the northward stretch of Brand Boulevard is doing what the immediate Americana blocks did fifteen years ago. That is a slower story than a single ribbon-cutting, and it is the kind of story that shows up in property values quietly, over multiple years, rather than in a single quarter.
